The Hotel was constructed approximately 2 years ago and has been rated as a high 3 star. It has already created for itself a good reputation and occupancy levels. So much so that the hotel is building a series of new buy-to-let apartments to fulfil this existing and increasing demand.
The Hotel benefits from the obvious high season of December to March but surprisingly they also have a super high season from June - September.
The hotel offers superb facilities to attract tourists all year round.
The hotel has such extensive leisure and conference facilities for only 16 rooms. However it has always been an integral part of the resorts initial concept to create a long term development program to establish a unique successful hotel within the National Park that can offer large Slovak corporations a comprehensive conference package.
The hotel management have letters of intent from Slovak Corporations such as Slovak, electricity, gas, telecommunications and from coaching companies that promise to use the hotel providing they can increase the numbers of room to plus 40.
In summary this project has been very well executed from inception and the pro active hotel management have created a need for the 32 apartments together with the Hotel that will create the "Mlynky Wellness Resort".

There are two rental management agreements that investors can chose from that have been designed to suit varying needs, levels of security and buying status i.e.: If the apartment is purchased through a UK self invested personal pension fund (SIPP) then there can be no personal usage.
This option will give an annual income of 7% after all management and maintenance costs. This option does not allow any personal use per year.
This option allows you to chose either rental option 1 or 2 and fix the term at the start for the number of years that you are comfortable with up to the maximum of 5 years.
For example a new hotel quickly reaches a high level of occupancy after three years with maximum occupancy taking around five years. Therefore you may consider taking a rent guarantee for three years then on year four your investment would be in the rental pool on a 50/50 split.
The rental guarantee is for a period of 5 years after which time the apartment will go into the established rental pool on a 50/50 basis. Expectations of returns are in double digits!
No capital gains to tax after an investment is held for 5 years or more.
The best component of this structure is a fail-safe exit option. In the unlikely event that the apartments don't gain in value, the developer guarantees and contractually binds himself that he will buy back the apartment for 105% of the purchase price after 5 years. Thus the investor gains complete protection from the capital risk, yet may fully exercise the capital gains. Effectively, therefore, you could get 20 days free holidays for 5 years, and then your money back plus 5%. Amazing!
